Project Description

Al Akaria Commercial and Retail Center III is an existing building that is located in the heart of the city at Olaya Road in Riyadh, KSA. The centre’s facade design consists of 3 main elements- marble capping, oceanic blue reflective glass, and 30 meters high giant white marble columns.

The previously installed facades in Al Akaria Commercial and Retail Center III Building has experienced an incident of fallen glass where the external pane of the double-glazing unit has been detached from the insulated glazing assembly.

Al Akaria Developers, being very deliberate about safety, sought assistance from IBECE to inspect, evaluate, and provide a complete recommendation regarding the safety of the glazing panels against the fall.

Third Party Facade Engineering Services Investigating the Falling Glass Incident.

Scope of Work

IBECE has been appointed to conduct an assessment of the existing installed Facade Systems. IBECE scope of work included the following:

Complete inspection for all curtain wall installed at site
Interviewing the tenants to determine the functional occupancy behind the curtain walls
Dismantling and assessing the construction quality of several selected curtain wall units
Lab-testing several glass unit and reporting the results in-depth
Issuing way forward plans and recommendation reports to the client
